Single Family Sales Grid

Provide us with the info we need about your houses in our CSV file format. We will upload your data to your account in our SaaS database.

 

Log in to your MLS.  Input your subject property address and select up to 6 sales to use as comparables. Say that takes 2-3 minutes

 

Snip a copy of the location map with those sales and your subject property. Print that sales map to pdf and save it to your computer. Add 1 minute.  The time is now 3-4 minutes.

 

Print the sales you selected (listing info, price, and pictures) to a PDF and save it to your computer.  Add 2 minutes.  The time is now 5-6 minutes.

 

Export the CSV of the MLS sales and upload to the PTaxEval application.  Add 2 minutes.  Time is now 7-8 minutes

 

Click the sales grid report in PTaxEval.  The report shows your subject details and those of each sale. The PTaxEval algorithm calculates and equalizes each sale’s land value per SF of subject living area to that of the subject property. This eliminates market variances caused by varying lot sizes and values.

 

The sales grid algorithm then analyzes each sale compared to the subject property for each of seven improvement variables [subject extra features, sale extra features, pool, subject deferred maintenance, make ready needs, condition, and quality.

 

The adjustment grid shows each adjustment to each sale to bring each sale to the level of the subject property.

 

The grid report shows the indicated subject values after adjustment for each sale and the ordered array of indicated subject values.

 

Add about 5 seconds to the time for the analysis itself.  Seriously, a complete adjustment grid report in about 5 seconds after you click the report.

 

Print the sales grid report to pdf and save to your computer.  Add 1 minute.  Time in now 8-9 minutes.

 

Assemble the pdf components (your base subject presentation (hopefully with subject pictures), the sales map, the valuation grid, and the MLS sales.  Add 2 minutes. 

 

With PTaxEval your time to find sales and create hearing evidence with an adjustment grid is typically about 10-11 minutes. 

 

Consider that virtually all MLS sales have professional Realtors who guide their clients on how to optimize sale price — fixing broken items, addressing deferred maintenance, eliminating clutter, painting, etc. – essentially the ‘Honey Do’s and needed items inherent to virtually any home not being marketed for sale.  

These ‘make ready’ and deferred maintenance items are normal in homes not for sale.  And, in most cases, they can add up to a meaningful value and tax reductions for your client. 

 

FYI, PTaxEval also has internal and automatic guard rails.  IF, after the adjustments described previously, a sale is simply not reasonably comparable to your subject property, PTaxEval discards and that sale from the grid.

 

PTaxEval then arrays the remaining sales and calculates the median of the sales relied upon.  This median is the requested value for your subject property.

Not bad for 10-11 minutes, huh?
